Yes, it’s true; you must be at least 55 to buy a home on most of our private estates. The age covenants, put in place when the estates were built (mostly between 20 and 40 years ago), mean we’re classed as being in the retirement housing sector.

But try telling Andrea at Bluecoat Pond who is a non-executive director. Or Ian at Northfield Court who diligently manages his investment portfolio every day. Or Jane at Wye House who is the Chair of a school governing body. Or Simon at Bearwater who volunteers for the Samaritans.

That’s not to say everyone works of course. Many have chosen to swing the work-life pendulum fully towards life. For most, this is a long-term move (12 years on average) so the balance shifts over time. They like the fact that their homes can adapt to their needs as they get older.

Location

What attracts people to our estates in the first place?

First off, to be absolutely clear, there are no bingo nights or communal lounges here. No ‘knit and natter’ on a Tuesday. No bland blocks of flats. That’s just not us.

Let’s start with location. Could anyone build a portfolio like ours again? Unlikely, prime plots like these are a rarity. We have an expanding portfolio of over 60 estates nestled in the finest market towns and beautiful scenic villages. A stroll to local shops and cafés. Most have a focal point; a river, an old barn or 18th century dovecote for example. And all have stunning, mature gardens.

Space

What about the homes themselves?

The design is award- winning; charming, elegant and quintessentially English with many set around courtyards. They are spacious with at least two bedrooms and of generous proportions – so your treasured pieces of furniture won’t look out of place.

People

What about your neighbours?

Like you, most are resolutely independent downsizers who like the idea of homeownership without the normal hassles associated with it.

At the heart of each estate is the estate manager. They look after the running of the estate and gardens as well as keeping an eye on your home while you’re away (many homeowners also have homes in warmer climes).

What’s our role in all of this?

Cognatum Estates is the management company responsible for the long-term care and guardianship of these remarkable places. We’re not-for-profit, funded by a service charge. We don’t charge ground rents. We also have a property sales division – Cognatum Property – expert in selling these unique homes when the time comes.
